MaintenanceMaintenance and care of the property is a very serious matter for both the Landlord and the Tenant. The well being of the property is critical to ensure the safety, health, and the well being of the tenants that reside in the property. The well being of the property is also important to the Landlord. Therefore the task of maintaining the property is placed on both the Tenant and Landlord. It is a partnership to keep the property safe, operational, and clean. There are a lot of responsibilities of the tenant. They will need to keep the premises clean of mold, mildew, debris, infestation, clutter and garbage as well as other things not listed. The tenant will have to sweep, vacuum, mop, dust, and even sometimes clean the carpets. Additionally the tenant will be responsible to clean the blinds, windows, window sills, and bathrooms as needed. The tenant will have to purchase and strategically place some form of the Combat roach traps throughout the property. If the tenant has an animal in the property the tenant will be responsible to spray the property for fleas. The tenant will need to pay close attention to dripping water, leaks, mold, mildew, and strange odors inside the house. As well as missing screens, loose roof tiles, siding, and gutters on the outside. The tenant will be the eyes, ears and nose for the landlord because the tenant resides in the property. The tenant will be responsible for identifying potential problems, fix the problems or take the necessary preventative steps to ensure the problem doesn't reoccur and inform the Landlord so that the issues can be properly be addressed. The Landlord will address all maintenance issues as quickly as possible. To help expedite the resolution to a maintenance issue the Landlord provides a list of Maintenance Contractors that the tenant can contact directly. Included is a list of authorized Maintenance Contractors. The tenant is authorized to call the following people/companies directly to receive assistance and service.
