Maintenance Contractors

Contractors will contact the Landlord if there are questions, concerns or issues related with any maintenance and repair. Contractors will not generally discuss costs, time, or other concerns about the maintenance problem with the tenant unless directed by the Landlord.

The Contractor will typically take the time to identify and communicate with the tenant about preventative measures or steps that the tenant can perform to reduce the risk of maintenance issues or reoccurring problems with the property.

Contractors will generally not ask tenant for any money, the contractor's generally bill the landlord directly for maintenance completed.  The tenant's costs for maintenance are outlined in the lease agreement.  The landlord notifies the tenant of any related out of pocket expenses.

Instructions:   All Maintenance issues are to be reported to landlord in writing and tenant's are required by the lease agreement to make notification of any maintenance issues within 24 hours.  Tenant's are to always contact Todd M. Sawyer (listed in the General Maintenance section of the Contractor's Page) first on ALL maintenance issues.  If an emergency situation arises and Todd Sawyer doesn’t respond within eight (8) business hours then contact the appropriate contractor and the Landlord. Additionally, Tenant's are required to notify the Landlord of any and all maintenance issues immediately as they arise.
