Making Application
In the application process it is important that the applicant establish a truthful and honest relationship with the landlord. The applicant must prove that they are credit worthy, trust worthy, and a tenant that the landlord would want to rent their property to.
Here are some helpful hints that will assist in your success as an applicant.
As a person it is very important that you establish honesty and truthfulness in all of your dealings. That includes when completing an application for lease. If an applicant is able to create that trust with the landlord it will improve his or her chances to have their application for lease approved.
Prove that you are truthful by telling the landlord up front before taking an application about any problem issues that you've had such as past credit issues, landlord-tenant issues, and criminal arrests. This allows you and the landlord to discuss openly and frankly about any possible concerns in regards to the application's approval beforehand.
It is important to a landlord to have a tenant that will stay in a property for more than just a year or two. An applicant should be willing to let the landlord know how many times they have moved while the applicant has been out on their own. If the frequent moving appears to be excessive or is a concern the landlord would generally question the applicant for their reasons or circumstances surrounding the various moves.
Additionally, its important that an applicant tell the landlord how many years the applicant has been employed at their current employer and/or why they've not stayed in their previous jobs all that long. It is important to a landlord to know that a tenant has long term stable employment and the applicant is advancing in their career(s). Employment with the same company for more than a couple of years will show the Landlord the applicant's dedication, stability and commitment.
Some Landlord's will accept bad credit... larger deposits, first & last month's rent paid up front and/or some other form of security.
During the Lease Period
Report any maintenance issues immediately. It's part of the lease agreement and ensures the safety of the property and your family. A list of authorized maintenance contractors will be provided to you upon the signing of the lease agreement. The list is provided for your benefit. Use it!
It is absolutely important the tenant establish and maintain a history of paying on time. Paying on time keeps the tenant in good standing with the lease agreement and helps assure renewal of the lease agreement when it's time. It will also ensure a good payment reference in the future.
It's understandable that we all pay our bills late every now and again. It is very important that when that occurs the tenant willingly pay all late charges and fees as outlined in the lease agreement. The associated late charges and fees continue to be accrued if they aren't paid. The unpaid late charges can ultimately cause a reduction in the security deposit, eviction and/or non-renewal of the lease at the end of the lease period. Paying late payments when due will assure that you are in good standing with the lease agreement.
Informing the Landlord in writing when the list of authorized occupants needs to be changed.

Application fee is $30.00 ($35.00 on-line) per adult applicant. Each adult over the age of 18 will need to complete an application and pay the application fee. We will pull credit, verify income, pull a criminal background check, & speak with previous landlord. Be prepared to turn in the following documents along with the signed application: Phone/Utility bills, Driver License, Bank Statements, Pay stubs, assistance payments4, & Previous landlord information.
